1. Job Description – Assistant Property Manager
a. Reports to: Site Property Manager
b. Supervises: All on-site staff in the absence of theProperty Manager and with the guidance of the Regional Property Manager.
c. Compensation: Non-exempt/Hourly. Position eligible for overtime.
d. QUALIFICATIONS:
i. Education
1. A high school education or equivalent is required. The position requires the ability to read and write English fluently and the ability to accurately perform basic to intermediate mathematical functions.
ii. Experience
1. A minimum of one-year experience in residential property management or a related field is required.
iii. Skills
1. The position requires excellent verbal and written communication skills to effectively interact with residents, vendors, and team members .

v. Physical Requirements
1. The position requires the ability to physically inspect the property in its entirety, the ability to oversee any and all maintenance functions, assist with emergency measures as required, and the ability to withstand all weather conditions including temperatures in excess of 90 degrees.
e. Training
i. Within 90 days of the associate’s hire date, this position requires Fair Housing and Leasing Training with Foshee Management Company’s online training platform.
f. Attendance
i. Position requires the ability to work any of the seven days of the week, 52 weeks of the year. Due to the property staffing limitations, it is extremely critical that the individuals be able to work on their scheduled hours on a consistent basis and, if necessary, overtime hours when requested. This position requires the ability to serve on-call, 24/7, 365 days a year.
g. Equipment
i. The position requires daily compliance of wearing the company-specified uniforms, nametags and/or accessories.
ii. The position requires the ability to use general office equipment including, but not limited to, computers, copy machines, telephones, and safety equipment.
iii. The position requires individuals to furnish their own auto, to attend company/industry meetings, make bank deposits, and run property errands as required.
h. Sales and Leasing
i. Assist with leasing activities, including showing apartments to prospective tenants, conducting background checks, and preparing lease agreements. Collaborate with the
marketing team to develop and implement strategies to attract new residents .

ii. Interact with residents, respond to inquiries, and address concerns or complaints in a prompt and professional manner. Maintain positive relationships with residents to ensure their satisfaction and retention .
iii. Work to optimize occupancy while maximizing effective leased rent.
iv. Site tours include, but are not limited to, showing and transporting prospects around the
property in order to sell all property amenities, model apartments, and available apartments.
v. Prepare lease-related paperwork in an accurate and timely manner.
vi. Be able to explain all lease documents to new and existing residents.
vii. Follow the established policy and procedures in the qualification, screening and acceptance
of applicants for residency.
viii. Increase property traffic levels, maintain closing ratios, and work to achieve and exceed
budgeted occupancy percentages.
ix. Shop competition and have knowledge of the demographics of the property’s market area.
x. Train and direct on-site associates in all leasing paperwork and techniques.
i. Administrative / Financial
i. Responsible for collection, posting and depositing of all rental payments.
ii. Ensures the timely receipt of rent collections, deposits and rent reconciliation.
iii. Perform evictions on delinquent residents in accordance with company guidelines.
iv. Responsible for accurate and timely completion of all daily and weekly reports, as well as
leasing reports.
v. Conduct regular inspections of common areas, units, and grounds to identify maintenance or safety issues. Take any appropriate actions to address any issues promptly.
vi. Ensure that the property office is organized and runs smoothly pursuant to company
policies and procedures in the absence of the Property Manager.
vii. Responsible for validation of all input including prospects, traffic, applications, leases,
move-outs, deposits, and closing reports.
viii. Adhere to daily, weekly, and monthly reporting requirements.

ix. Understand and operate the company’s software programs and maintain accurate data files.
x. Train, direct, and supervise on-site associates in all daily computer functions.
xi. Participate in company training classes, as required.
xii. Maintain company customer service standards.
xiii. Coordinate maintenance requests from residents and ensure timely resolution.
xiv. Schedule repairs and maintenance tasks with vendors or maintenance staff and follow through to ensure issues are resolved.
xv. Follow lease renewal program to maximize resident renewals/retention.
xvi. Assist Property Manager with Purchase Orders and invoicing if applicable.
xvii. Coordinate move-in and move-out processes, including conducting unit inspections, documenting damages, and processing security deposit refunds or deductions.
xviii. Communicate effectively with owners, residents, vendors, and on-site associates.
xix. Transport funds to the bank as required by company policy.
xx. Organize and participate in resident functions including parties and newsletters.
xxi. All other duties assigned by the Site Property Manager.
