JOB TITLE: Default Legal Specialist I
JOB SUMMARY:
The Default Legal Specialist I works with internal and external customers to ensure adherence to timelines and quality per investor and insurer guidelines regarding routine legal matters on mortgages in default. This position also serves as liaison with outside legal counsel and ensures compliance with all federal and state regulations.
ESSENTIAL FUNCTIONS (RESPONSIBILITIES):
- Generates system reports to monitor efficiency, identifies trends and suggests improvements in the foreclosure process.
- Serves as liaison between internal departments, third party vendors, customers and auditors to resolve any issues related to accounts in bankruptcy or foreclosure.
- Ensures accuracy of all financial calculations such as reinstatement or judgment figures or proof of claim numbers.
- Monitors servicing system coding to ensure all stop/warning codes are in place.
- Reviews various bankruptcy or foreclosure documents for accuracy, including legal documents and correspondence, prepares for execution and follows up to ensure documents are filed appropriately.
- Coordinates with attorney networks and monitors actions for timely preparation and submission of needed documents and other information to expedite attorney workflows.
- Maintains accurate notes on loan servicing system and ensures all pertinent documentation is uploaded to the imaging system.
- Monitors loan servicing systems queues to manage workflow and update processes.
- Works closely with the Claims and Property Preservation Team to provide details of the foreclosure to ensure compliance with investor/insurer regulations.
- Exercises awareness with regard to possible suspicious activity, money laundering or fraudulent behavior and reports any such incidents to the BSA department. Performs all job functions in compliance with all company policies and federal, state, and local laws and regulations as applicable to the position, including, but not limited to BSA/AML, OFAC and
GLBA/privacy rules.

REQUIRED QUALIFICATIONS:
Knowledge/Skills/Abilities Equivalent Education/Experience
- Basic knowledge of foreclosure and High school diploma or equivalent default loan servicing. required.
- Basic knowledge of general real estate 0 - 2 years’ experience with foreclosure law or basic familiarity with mortgages, and/or default loan servicing. notes, and other basic loan documents.
- Experience with general real estate law
- Strong motivation for taking action and or basic familiarity with mortgages, obtaining results. notes, and other basic loan documents preferred.
- Detail oriented, problem solver.
- Expierence with FiServ, LoanServ, or
- Effective oral and written
Sagent systems preferred. communication skills.
- Accurate and efficient data processing skills.
- Proficient in MS Office applications
- Great interpersonal skills and ability to work with all levels of team members and customers.
- Ability to work independently
