Commercial Construction Estimator – Painting & Construction

Job Overview

We are hiring a Commercial Construction Estimator with experience in large commercial painting and construction projects. This position focuses on preconstruction, takeoffs, estimating, and bid preparation for complex commercial projects.

The ideal candidate has a strong background in commercial estimating, painting estimating, construction bidding, and preconstruction support, with hands-on experience using Procore and commercial estimating software.

KEY RESPONSIBILITIES

Commercial Estimating & Preconstruction

• Prepare detailed commercial construction estimates for large painting and construction projects
• Perform accurate quantity takeoffs for labor, materials, equipment, and subcontractors
• Review architectural drawings, specifications, and bid documents
• Develop clear scopes of work to support profitable project execution
• Apply production rates, labor burden, overhead, and target gross profit margins

Commercial Bidding & Proposal Support

• Manage commercial bidding for hard bids, negotiated work, and design-build projects
• Solicit pricing from subcontractors and material suppliers
• Assemble complete and accurate bid packages
• Ensure all bids are submitted on time and in compliance with bid requirements

Collaboration & Handoff

• Coordinate with Project Managers, Operations, and Field Leadership during preconstruction
• Participate in internal bid reviews and pre-bid meetings
• Support project handoff and job setup after award

REQUIRED QUALIFICATIONS

• 3 years of experience as a Commercial Construction Estimator
• Proven experience estimating large commercial painting and construction projects
• Strong understanding of commercial construction methods, specifications, and sequencing
• Ability to read and interpret architectural, structural, and finish plans
• Advanced skills in quantity takeoffs, labor analysis, and cost modeling
• High attention to detail and strong organizational skills

ESTIMATING & CONSTRUCTION SOFTWARE

• Procore experience required (estimating, project setup, or preconstruction modules)
• Experience with estimating and bidding software such as PlanSwift, Bluebeam, On-Screen Takeoff, STACK, ProEst, or similar tools
• Proficient with spreadsheets and digital bid platforms

PREFERRED EXPERIENCE

• Commercial painting or coatings estimating experience
• Experience with specialty finishes, industrial coatings, or high-performance systems
• Familiarity with negotiated work, hard bids, and design-build estimating
• Experience reviewing post-job cost data to improve estimating accuracy
