MSP Real Estate | Johnson Creek, WI 

 

MSP Real Estate is seeking an Area Manager with multi-site management and tax credit experience to join our community!

 

MSP offers competitive starting wages as well as a $1000 Sign-On Bonus for this position.

 

The Area Manager will assist in the development and monitoring of company policies and Procedures related to property management; responsible for recruitment, training, development, and Supervision of Property Managers. Shares in the day to day responsibilities of maintaining the physical asset and performance of assigned portfolio of properties.

 

MSP Property Management, LLC is a full service property management company, formed in 2005 to more fully service its affordable housing, market-rate housing and Senior Housing portfolio. MSPPM currently manages over 1400 units all for our own account. In addition, we have a growing Development and Construction Company. Essential Duties and Responsibilities 

  • Preparation of annual operating budgets for each property.
  • Monitor all compliance related activities in the portfolio including year-end reporting to state agencies.
  • Monitor monthly income and expenses for compliance with approved operating budgets.
  • Evaluate any variance from approved budget of $1,000 or more.
  • Plan and submit capital expenditures for approval to Vice President of Asset Management and owner.
  • Monitor marketing activities including quarterly market studies of competitive projects.
  • Monitor resident maintenance requests assuring that they are handled on an immediate basis, if possible, and that, if necessary, residents are notified of reasons for delay.
  • Conduct property visits weekly evaluating curb appeal, protection of property value, and potential safety hazards.
  • Monitor preventive maintenance programs and implementation of all approved physical improvements.
  • Hire, train, and supervise all site managers and evaluate and review their performance.
  • Recommend annual salary adjustments with Vice President of Asset Management.
  • Maintain open lines of communication with Vice President of Asset Management to ensure prompt, effective, and professional management operations.
  • Maintain a positive working relationship with all MSP’s entities, the community, employees, residents, owners and/or agencies.
  • Oversee the marketing of apartments according to Fair Housing guidelines, approval of applications, lease preparation, and Resident Selection Plan.
  • Report accident and emergency situations to the Vice President of Asset Management and file required reports.
  • Represent the company at all inspections.
  • Comply with all procedures and policies outlined in on-site operations manuals and personnel manuals.
  • Assist with compliance monitoring and ensure reporting is completed accurately and timely.
  • Regular and predictable attendance.

Education/Qualifications

  • Bachelors degree preferred and/or minimum of 5 years supervisory experience in a property management setting
  • 3 plus yrs. Tax Credit Experience
  • Section 42 Tax Credit Compliance Experience
  • Multi-site supervisory experience in the property management or related field required
  • 1-3 yrs. experience as an Area Manager
  • 3-5 yrs. as a Property Manager preferred
  • Must have high level of interpersonal skills to handle tenant and employee situations. Position continually requires demonstrated poise, tact and diplomacy
  • Must be able to interact and communicate with individuals at all levels of the organization as well as the public
  • Must be able to physically inspect property
  • Must have knowledge of computer software applications in word processing, spreadsheets, database and presentation software (MSWord, Excel,)
  • Must have knowledge of property management software (Yardi is a plus)
  • Must have a valid driver’s license
