Hull Homes is seeking a full-time Project Manager with experience leading residential construction projects from contract to closeout. This role involves coordinating subcontractors, managing schedules and budgets, maintaining homeowner communication, and ensuring successful field execution. A deep understanding of high-end residential construction, client service, and site logistics is essential for this position.
Key Responsibilities
• Develop and maintain project schedules, budgets, and milestone tracking
• Coordinate inspections, permitting, and neighborhood compliance
• Lead subcontractor scheduling, daily coordination, and on-site troubleshooting
• Communicate with homeowners and architects throughout the project
• Track change orders and manage client selections and upgrades
• Collaborate with PM Analyst on cost-to-complete and reporting
• Oversee punch list resolution and ensure project closeout is complete and documented
Required Experience:
• 5–7 years of experience managing residential construction projects
• Proven experience with ground-up builds, high-end renovations, historic preservation or custom home additions
• Familiarity with permitting processes and code compliance in residential jurisdictions
• Proficient in Buildertrend or equivalent project management platforms
• Comfortable working directly with clients, designers, and tradespeople
Key Competencies:
• Client Relationship Management – Ability to communicate proactively and clearly with homeowners
• Field Coordination – Strong knowledge of trades, construction sequencing, and daily issue resolution
• Budget and Schedule Control – Manage progress against financial and time targets
• Attention to Detail – Track selections, specifications, and finish standards
• Conflict Resolution – Navigate client concerns, vendor challenges, and jobsite delays with diplomacy
Preferred Qualifications:
• Bachelor’s degree in Construction Management or equivalent experience
• OSHA 10/30 or other safety certifications
• Understanding of custom materials and product lead times
