What this job involves: The role of the Hard Services/Maintenance Manager will involve both strategic and tactical responsibilities, supporting Sr. Facility Manager in managing and operating the properties in alignment with client directives and JLL's standards and procedures. - The primary responsibility of the Hard Services/Maintenance Manager is to efficiently plan, schedule, and maintain Statement of Work (SOW) services throughout the site. This includes providing strategic direction and ensuring compliance with all JLL and client safety procedures.
- The Manager will have a strong understanding of engineering design and operational aspects of building systems and equipment, and will work towards maintaining, updating, and improving the operational efficiency of the Computerized Maintenance Management System (CMMS) in collaboration with the Reliability Engineer and System Owners.
- Identifying opportunities for cost savings within the maintenance program while ensuring 100% uptime for critical areas is a key objective. Furthermore, the Manager will develop and maintain positive client relationships through diligent work and effective communication.
- Building strong partnerships with clients and other departments, resolving conflicts related to personnel, and holding non-performers accountable through JLL Human Resources and Senior Management are additional responsibilities. Ensuring that employees are trained in relevant procedures, safety principles, and environmental regulations through platforms like Success Factors and Q-metis is essential.
- The Manager will also monitor and review work order metrics, scheduling, and preventive maintenance programs to ensure pre-determined standards are met. Action will be taken to address any outstanding Service Level Agreement (SLA) gaps, with a focus on driving innovation and process improvement to maximize resources and achieve optimal results.
- The Manager will frequently collaborate with the BMS Engineering department on construction activities, such as tenant renovations and capital projects.

Desired or preferred experience and technical skills:
- Strong Maximo experience
- Strong mechanical experience
- Previous experience working in life sciences environment desired.
- A minimum of seven (7) years of technical experience in various aspects of building engineering, with a particular emphasis on Planning and Scheduling, Stockroom Services, and Contracted Services. However, relevant education can be considered in lieu of experience.
- Strong knowledge of building systems, preferably with experience working with Computerized Maintenance Management Systems (CMMS), Building Automation Systems (BAS), and controls.
- A client service-oriented attitude, with a focus on providing exceptional service to clients.
- Excellent verbal and written communication skills to effectively interact with clients, colleagues, and other stakeholders.
- Strong organizational and prioritization skills to manage multiple tasks and responsibilities effectively.
- Proficiency in advanced computer skills and office software to efficiently perform job tasks.
