Reports To: HOA Property Management (TerraWest), HOA Board or (HOA facilities committee if necessary)
Primary Responsibilities:
1. The inspection and maintenance of all buildings inside and out, including all the grounds and amenities on the property. Must have a great eye for detail.
2. Ordering all necessary equipment and supplies, once approved by management/board, and ensuring all deliveries are correct. To maintain all equipment and supplies in an easily inventoried, and secure manner.
3. Implementation and maintenance of all Federal/State minimum standards as they apply to this property.
4. Assisting management with obtaining bids from vendors/contractors for work on the property.
5. Supervision of all inside and outside maintenance contractual services. Ensure all services are properly completed in accordance with the contract or work order.
6. Overseeing the inspection, maintenance and testing of the fire alarms and all emergency systems in accordance with established policies and procedures. Maintain appropriate records and test results.
7. Establishing and maintaining a proactive preventative maintenance program of cleaning, painting, and maintaining the entire property.
8. Establishing and maintaining a maintenance department set of operation manuals of all components on the property, including recorded dates of placed in service, and repairs. Maintain contact information for all outside vendors/contractors.
9. To prepare a maintenance department report of all recent activity and submit to management for presentation at all scheduled HOA board meetings.
10. Training all maintenance personnel and responsible for all work performed by the maintenance department.
11. Available to respond, communicate, advise to (on call) emergencies.
12. Must keep an open line of communication with management, HOA president and HOA Facilities Committee regarding any maintenance issues that may affect condominium operations.
Physical demands:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The employee must occasionally lift, move, push, or pull up to 50 pounds, when lifting more than 50 pounds, it is recommended to use a lifting device or two or more people. Vision abilities required by this job include close vision, depth perception and ability to adjust focus. While performing the duties of this job the employee is frequently required to stand, walk, use hands, fingers, to reach with hands and arms, along with the ability to talk or hear and smell. The employee is required to move frequently and occasionally required to sit. Employee must be able to assist in the evacuation of the building in an emergency while on duty.
Requirements
Qualifications:
Education: High School diploma or GED
Experience: Five (5) years of full-time employment in general maintenance work and supervision. Experience with plumbing, electrical, pool, HVAC, basic carpentry, and painting.
Requirements: Current driver’s license and have reliable transportation.
Must be self-motivated, organized, and able to direct all assignments to completion in a timely manner. Must be able to communicate in English. Must be personable and able to work as administrator of a team of employees.
Specific duties to be completed:
Daily maintenance of and responsible for.
• Inspect the entire property, picking up trash and debris
• Empty all trash cans and ashtrays
• Cleaning barbecue and area around the picnic table
• Ensuring pool area is clean of any trash or debris, straightening chairs and tables
• Cleaning and removing debris from swimming pool
Weekly maintenance of and responsible for.
• Fire Alarms - visually check
• Fire Sprinkler System - check water system pressure
• Water Softeners - check and fill with salt as needed
• Washers and Dryers, Dryer vents - check and clean as needed
• Emergency Generator - check oil and visually inspect
• Thermostats - check for operation and seasonal temperature settings
• Check all exterior doors and locks to ensure they are functioning properly
• Check all exterior lighting
Monthly maintenance of and responsible for.
• Place new air filters in all HVAC units
• Clean key slots in all interior/exterior doors
• Ice Machine - check for calcium buildup & clean
• Check all fire extinguishers
• Check all exhaust fans for proper operation
Bi-Annual maintenance of and responsible for.
• Install new batteries in all smoke detectors in the buildings
Annual maintenance of and responsible for.
• Fire Sprinkler System - oversee inspection by outside vendor
• Emergency Generator - oversee inspection by outside vendor
• Elevator - oversee inspection by outside vendor
