The Real Estate Manager is directly responsible for negotiating and executing land purchases with property owners and brokers while also working with civil and architectural vendors to manage the permitting process. This position requires a creative, forward-thinking, energetic individual with superior written and verbal communication. The successful candidate will be a self-starter who demonstrates a high level of passion and can communicate effectively with all stake holders.What you will do: Manage deals from the start of site identification to opening by overseeing internal and external stakeholdersPerform site, demographical and competitive research for market development plans for short and long-term forecastingNegotiate business terms and deal structure for the LOI while also overseeing the execution of contracts for land acquisitionCreate proforma and financial modeling to ensure the development meets Mister’s investment thesisAssemble all information necessary to obtain Regional Ops and Real Estate Committee ApprovalStay informed of real estate market dynamics, trends, and opportunities by establishing and maintaining relationships with brokers, landlords and municipality officialsProvide necessary direction and support for issues related to re-zoning, variances, and other issuesRepresent Mister Car Wash in industry settings, such as the local ICSC eventsWhat we're looking for: Minimum of five (5) years’ similar Real Estate Management experience, working within a successful stand-alone multi-unit retailerStrong and tactful influencing and negotiation capabilityA broad set of skills, including a keen sense of strategic thinking, courage and decisiveness to actSuperior written and verbal communicationSolid project management skills with excellent judgment and a strong business focusAbility to manage real estate information in a confidential and professional mannerA self-driven outgoing, energetic and passionate personalityThe ability to travel nationally – 50% travel required
