Director / Vice President of Acquisitions

The Director / Vice President of Acquisitions will be responsible for sourcing, evaluating, and executing strategic hospitality investment opportunities that align with Peregrine’s growth objectives. This role requires deep market insight and financial acumen to lead transactions from deal origination through closing.

Primary Responsibilities:

• Investment Strategy
  • Collaborate with Head of Acquisitions to develop and refine Peregrine’s core investment strategies
  • Conduct market research to identify target markets and potential acquisition targets that align with Peregrine’s core strategies
• Deal Sourcing/Pipeline
  • Build and maintain relationships with hotel brokers, owners, developers, consultants
  • Attend major industry conferences (ALIS, NYU, Hunter, Lodging Conference)
  • Identify and build pipeline of marketed and off-market opportunities
  • Develop list of priority opportunities to present internally and externally
  • Maintain strong working relationship with deal teams at KSL Capital Partners
• Underwriting
  • Develop, maintain, and update financial underwriting models in Microsoft Excel for single asset and portfolio transactions
  • Determine all key underwriting assumptions including P&L forecast, cap rate, and financing among others
  • Produce bespoke business plans that convey the core drivers of the investment thesis for each potential opportunity
  • Build granular, zero-based build ups to support core proforma drivers and assumptions
  • Communicate and present analysis and key findings including valuation, IRR and MoE to internal and external stakeholders
  • Prepare presentation materials for investment committee review and discussion
• Diligence and Transactions
  • Lead due diligence process and coordinate all relevant diligence workstreams including legal review, environmental assessments, property condition analysis
  • Support legal team in negotiation of key legal documents (LOI, PSA, Loan Agreement)
  • Develop and maintain strong working relationships with key internal Peregrine stakeholders including commercial, operations, capex, corporate finance, F&B, and engineering to refine underwriting proforma assumptions
  • Collaborate with internal teams —including legal, finance, development, human resources and asset management—to ensure smooth integration of acquired assets
  • Facilitate deal structuring and capital markets interfacing to source acquisition financing and refinancing of assets during hold period
• Portfolio Oversight
  • Maintain lender relationships on active portfolio
  • Participate in monthly, quarterly, and annual operating performance reviews
  • Review and evaluate opportunities to deploy additional equity through ROI capex projects

Skills & Attributes:

• Can articulate the key drivers of a hotel operating P&L and leverage data to identify areas of opportunity
• Can manage multiple complex deals/projects at once with ability to prioritize tasks effectively in a fast-paced environment
• Deep understanding of hospitality operations, asset valuation, and real estate investment strategies
• Persuasive with ability to influence decision making by leveraging both data/analytics and anecdotal support for recommendations
• Collaborative and can build alignment among diverse team members
• Ability to learn new skills/topics and evaluate non-traditional hotel revenue streams (ski, waterpark, golf, etc.)
• Self-motivated with a sense of pride in meeting deadlines and exceeding expectations
• Strong written and verbal communication skills
• Expert-Level proficiency in Microsoft Excel and PowerPoint
• Proficiency with Costar
• Proficiency with Profitsword, Vena, Singlepane, or other accounting software preferred but not required
• Familiarity with key acquisition related legal agreements (NDA, LOI, PSA, etc.) and can identify key terms for each
• Organized with capability to develop intuitive file paths and quickly find archived notes
