Growing Multi-family developers are seeking a seasoned Maintenance Supervisor to oversee 250 unit luxury apartment community with 50 corporate/furnished suites. Motivated Supervisor to direct, organize and coordinate all aspects of Maintenance, Housekeeping and Mechanical Operations.
- Oversee job duties of Maintenance Team, set goals, monitor performance, motivates, mentors and adheres to policies while creating a sense of teamwork
- Research and evaluate all current and potential products and services
- Maintain all company equipment, and all other machinery and tools owned by the property and responsible for safety area in shop, ensuring compliance
- Schedule and supervise all in-house and/or vendor works
- Control inventory, ordering and delivery of approved supplies and equipment
- Ensure OSHA standards and company safety policies are complied with at all times
- Responsible for 24-hour response to service requests and after-hours emergency maintenance
- Schedule, perform and record preventative maintenance
- Responsible for maintaining curb appeal on a daily basis
- Organize, prioritize and ensure service requests and repairs are made accurately
- Maintain professional and timely communications with residents
- Ensure apartments are ready for new residents
- Participate in creating operating maintenance and capital budget; control expenses and meet budget expectations along with metric goals set on a weekly, monthly and annual basis
- Set employees goals, objectives and develop staff to maximize their potential
- Supervise and monitor staff performance including performance reviews
- Provides daily updates to the Property Manager/ Assistant Property Manager
- A minimum of 3- 5 years’ experience as Maintenance Supervisor
- An extensive working knowledge of all aspects of multifamily property maintenance
- Proven experience managing staff and multiple projects
- Ops Technology and RealPage software is a plus
- Excellent leadership, communication, and organizational skills
- Ability to prioritize, meet deadlines, and work in a multi-tasking work environment
- On-Call flexibility to work weekends/holidays in an emergency situation
- Successful completion of background and drug screening required prior to beginning employment
