Job Summary:

The Construction Project Manager will oversee the planning, execution, and delivery of a 333-unit residential development project. This role requires expertise in managing the day-to-day operations of the construction site, coordinating with contractors and subcontractors, and ensuring the project is completed on time, within budget, and according to quality standards.


Key Responsibilities:
  • Lead the construction project from initiation to completion, including coordinating all aspects of the project (schedule, budget, scope, quality).
  • Manage and supervise subcontractors, vendors, and the construction team.
  • Develop and manage detailed project schedules, ensuring milestones and deadlines are met.
  • Track and manage project costs, controlling budgets and ensuring financial goals are met.
  • Review, evaluate, and approve contractor and subcontractor work.
  • Ensure compliance with local, state, and federal regulations (building codes, safety standards).
  • Facilitate communication between all project stakeholders (owner, architect, subcontractors, inspectors).
  • Conduct site inspections and quality control checks to ensure work is up to industry standards.
  • Maintain project documentation (contracts, RFIs, change orders, etc.) and update project reports regularly.
  • Identify and mitigate risks that could impact the project timeline or budget.
  • Ensure safety protocols are followed and maintain a safe working environment.
QUALIFICATIONS


Experience:
  • 5-10 years of experience managing large-scale construction projects, preferably with experience in residential, multifamily, or mixed-use developments.
  • Proven experience managing projects with budgets over $50M.
  • Strong track record of delivering projects on time, within budget, and to the required quality standards.
  • Experience working with contractors, subcontractors, and vendors in both the public and private sectors.


Skills & Competencies:
  • Project Management: Proficiency with project management software (e.g., Procore, Buildertrend, MS Project, etc.).
  • Financial Acumen: Strong understanding of cost estimation, budgeting, and financial reporting.
  • Risk Management: Ability to foresee, identify, and mitigate project risks.
  • Leadership & Communication: Excellent leadership, interpersonal, and communication skills to manage teams and interact with stakeholders effectively.
  • Problem-Solving: Ability to handle unexpected challenges and find solutions quickly.
  • Technical Knowledge: Knowledge of construction materials, building systems, and construction methods.
  • Compliance: Knowledge of local building codes, safety regulations, and permitting processes.
Additional Requirements:
  • Strong organizational and time-management skills.
  • Ability to work in a fast-paced and deadline-driven environment.
  • Ability to travel to and from the job site as necessary.
  • A valid driver’s license and reliable transportation.
