Our beautiful apartment community in Jackson, Tennessee, is searching for a skilled and experienced Apartment Maintenance Service Technician to join our maintenance team. Key Responsibilities:

• Maintenance and Repair: Perform all maintenance and repair work (major and routine) for the apartments, supportive buildings, common areas, breezeways, irrigation systems, and grounds.
• Service Requests: Complete all service requests within one business day except in extraordinary circumstances.
• Turnkey Work: Complete turnkey work in vacant apartments, including debris removal, repairs & replacement, painting, lock & key rotation, and inspection. Coordinate housekeeping and carpet & floor repairs as needed with vendors and the Community Director.
• Maintenance Shop: Ensure the maintenance shop is neat, organized, inventoried, and adequately stocked to perform make readies, service requests, and other routine maintenance of the community.
• Emergency Maintenance: Be on call for 24-hour emergency maintenance service while maintaining a professional demeanor at all times.
• Fair Housing Compliance: Follow the Fair Housing Act at all times.
• Technical Guidance: Provide technical guidance to personnel engaged in the maintenance, repair, adjustment, or replacement of all mechanical and architectural systems related to the apartments.
• Preventive Maintenance: Perform and complete Preventive Maintenance Reports semi-annually and quarterly on building exteriors, HVAC, recreational equipment, all units, leasing office, and laundry facility.
• Pool Maintenance: Perform maintenance, repair, and operational tasks on swimming pool equipment.
• Painting: Paint all interior and exterior surfaces related to the apartment community, including parking lot striping, curbs, handrails, utility devices, and other painted or stained external units.
• Other Duties: Perform any other duties as assigned.

Qualifications:

• Certifications: HVAC or EPA certification preferred.
• Experience: Minimum of 3 years related work experience preferred. Pool operation and maintenance experience preferred.
• Skills: Knowledge of electrical and mechanical aspects of appliance repair, HVAC troubleshooting and repairs, and basic understanding and competency in electricity, refrigeration, plumbing, carpentry, appliance repair, and irrigation systems.
• Availability: Must be available to work in an on-call capacity as related to our 24-hour routine maintenance guarantee.

Physical Demands:

• Must be able to lift objects up to 75 lbs.
• Must be able to bend, stoop, and twist into small areas.
• Must be able to bend forward when picking up objects from the ground.
• Must be able to reach overhead for extended periods due to overhead repair work.
