We are currently looking for a Project Manager to join our team in our Hingham and Wakefield locations. You must have strong communication and organizational skills required to succeed in multi-team environment to make sure that projects are completed safely, on-time and on budget. Work directly with job foremen to maximize labor while keeping the highest level of safety and quality. Ability to work in a busy environment and adapt to frequent project changes.
RESPONSIBILITIES
- Promote a positive safety culture by adhering to policies and procedures set out by the department.
- Establish Project Budget.
- Establish Project Schedule of Values.
- Work in conjunction with purchasing with the buyout of all materials, equipment and subcontracts; utilizing estimate to maintain budget.
- Review vendor, subcontractor and in-house shop drawings and submittals to assure they are in compliance with the project documents.
- Obtain and secure all proper permits. Coordinate with project foreman of compliance requirements.
- Submit project monthly billings
- Assist with payment collections on applicable projects
- Provide accurate job cost projections
- Provide accurate cash flow projections
- Provide accurate project manpower projections in conjunction with the project foreman
- Prepare submittals for processing
- Prepare Subcontracts and Purchase Orders for processing
- Coordinate and release material/equipment deliveries to coincide with project schedule requirements
- Attend project management meetings
- Ensure Foreman has updated project information (drawings, specs, RFI’s, bulletins, submittals, schedules, etc.)
- Provide safety leadership role with all site/foreman interaction
- Prepare change order request estimates and submit to the client through ERP software.
- Review and update manpower and schedules as needed
- Work collaboratively with lead coordinator/ CAD manager to prepare coordination schedule
- Review subcontractor manpower & schedule requirements
- Obtain as-built drawing from Sagamore & subcontractors, work with coordinators to submit as-built drawings
- Manage projects of all size and scale with moderate supervision from the group operations manager.
- Train and direct Assistant Project Manager
- Resolve contract disputes with vendors, GC’s & subcontractors.
- Collaborate with assistant project managers to assure completion of the project closeout/O&M packages
- Schedule and provide owner training on projects if necessary
QUALIFICATIONS:
- 5 years’ experience
- Software experience
- Microsoft Suite
- Sage 300/CRE
- Procore
- Strong written and verbal skills
- High level of problem solving
- Ability to manage shifting priorities
- Ability to manage and lead teams
- Thorough and advance knowledge/understanding of plumbing, HVAC, mechanical systems and the construction industry
- Extensive knowledge of MA building codes and standards as they relate to plumbing and HVAC.
