Job Title: Custodial Supervisor

Spectrum Management, LLC has been serving the Washington, DC metropolitan area for over 23 years and provides a comprehensive array of services that include construction management, facilities management and real estate development services. Spectrum is currently seeking a Custodial Supervisor to supervise cleaning crews and conducts quality control checks to ensure appropriate custodial services are being carried out.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Prepares, organizes and delegates work assignments for subordinates.
- Ensures that cleaning requests are completed properly.
- Provides training for subordinates in proper custodial methods and procedures as needed.
- Attends to staffing and personnel issues such as attendance, tardiness and disciplinary actions.
- Inventories custodial equipment and supplies and prepares orders as needed.
- Inspects facilities and furnishings for needed cleaning/repairs; inspects work of subordinates and make corrections as needed.
- Responds to custodial emergencies as needed.
- Maintains budgetary constraints.
- Schedules & oversees the completion all quarterly & yearly deliverables according to the SOW.
- Prepare reports for corporate & COTR as needed.
- Interview and review candidates for hire.
- Prepares & tracks work orders for COTR or corporate.
- Record & track all necessary training for all personnel.
- Manage payroll.
- Performs other duties as assigned.
QUALIFICATIONS:
EDUCATION and/or EXPERIENCE:
- High School Diploma or General Education Degree (GED).
- 4 years of experience with custodial/maintenance work.
- 2 years of experience as a supervisor of a large work unit.
- Experience with Unions & CBA's.
- Experience with Government contracting.
- Experience with managing 15 employees.
- Knowledge of commercial cleaning equipment and cleaning techniques, including various floor maintenance machines.
- OSHA 10 Training.
- Valid driver’s license.
COMPETENCIES:
- Knowledge of the materials, methods, and practices essential to the cleaning of buildings.
- Ability to assign and check the work of subordinates and to instruct employees in building cleaning operations.
- Ability to understand and follow oral and written instructions.
- Ability to effectively communicate orally, both in person and by telephone and radio and in writing.
- Ability to use a buffer, vacuum, water vacuum, mop, broom, dustpan, mop bucket and wringer.
- Ability to use a personal computer and other office equipment.
- Ability to respond to emergency situations in a timely manner.
- Strong time management skills

- Proactive approach to problem solving
- Must be able to obtain and maintain a DC Government badge/clearance.
- Must be authorized to work for any US employer.
PHYSICAL DEMANDS:
- Tasks involve frequent standing and walking, or frequent lifting (up to 50 lb.); manual dexterity in the use of fingers, limbs, or body in the operation of cleaning supplies and equipment.
