SSU’s Construction Department is currently recruiting a Construction Manager. The ideal candidate will possess a proven track record of successful program management in the construction industry, demonstrating strong leadership, strategic planning, and execution skills. Additionally, we seek an individual who is adept at client relationship management, adept at problem-solving, and dedicated to driving continuous improvement within the construction program.
Location: Fayetteville, NC
Security Clearance: must be able to obtain a U.S. Government Security Clearance
Essential Duties and Responsibilities:
Customer Service
- Consider the Customer to be an integral part of the Project Team.
- Assemble project information and develop the project technical package (specifications, scope of work, clarifications, schedule, budget).
- Conduct a needs assessment working with the Business Development Manager and the Customer.
- Review proposed site, existing conditions/utilities and physical restrictions.
- Consistently demonstrate superior project leadership that meets both the internal and external customer expectations.
Sales Support
- Provide VALUE by elevating the technical credibility of SSU.
- Minimize business risk through accurate assessment of project feasibility.
- Support project strategy and “Win Factors”.
- Provide general technical assistance and support. Provide training and mentoring when needed.
- Constantly communicate to Business Development the status on bids/proposals and technical package.
Technical Support
- Review and qualify bid/RFP documents.
- Review blueprints and specifications and convert that information into construction documents for estimating and the technical package.
- Increase project profitability by offering more product and service solutions, i.e., site services.
- Ensure that internal roles/responsibilities reviews are conducted as part of the Go/No Go review to properly document the task owners of the project team for any given opportunity.
- Work with Design Manager to investigate building codes and regulations.
- Work with the Design Manager and Business Development Managers to develop the necessary drawings to properly estimate the project.
- Ensure Estimating/Preconstruction representation in pre-bid meetings and job walks as required.
- Using skills acquired within the building trades, identify the most cost-efficient ways of bidding projects that will provide SSU with a competitive advantage.
- Participate in pre-bid meetings/job walks/and subcontractor qualifications as required for the project.
- Develop a complete and comprehensive project scope of work and specifications for pricing and the proposal.
- Manage vendor and subcontractor selection. This includes qualifying A/E firms.
- Ensure Customer and subcontractor RFIs are generated as needed to clarify project requirements.
- Obtain hard costs from selected vendors and subcontractors.
- Review and qualify all subcontractor proposals.
- Working with Business Development and Project Management develop project schedules bidding and proposal using MS Project or Smartsheet.
- Develop the project estimate and budget.
- Assemble the Technical Package and deliver to the Business Development Manager for inclusion in the proposal.
- As Required conduct internal reviews with the Design/Engineering & Leadership to review the Technical Package prior to the pricing/proposal call.
- Attend Pricing/Proposal Call with key project stakeholders.
- Ensure timely delivery of the Technical Package to the Business Development Manager.
- Provide value engineering through creative solutions and cost-out engineering.
- Attend Project Kick-off Reviews with the Project Management Team following award.
- Ensure Procore is always up to date and enforces accountability measures.
- Document the project budget in Procore.
- On-Going support as needed with the Project Manager during the construction phase.
- Must be able to pass various criminal history background checks (i.e. FBI Criminal History, Child Abuse, etc.)
Qualifications (Skills, Abilities, and Experience Required):
- Proficiency in Microsoft Office and MS Projects
- Preferred proficiency (not required) in Procore.
- Minimum of 5 years project management and /or estimating experience required, with a solid background in building trades and/or site development.
- Skill in communicating accurately in verbal and written formats.
- Attention to detail and adherence to company processes and procedures.
- Ability to work as a team with Business Development, Design and Project Manager.
