Job Responsibilities:
As a Property Coordinator, you will play a crucial role in managing our many rental properties and ensuring smooth operations. Your responsibilities will include:
- Property Showings: Conduct showings of our rental units to prospective tenants.
- Rental Payments: Record and manage rental payments.
- Work Orders: Write and schedule work orders for maintenance and repairs.
- Move-Out Coordination: Schedule painting, cleaning, and carpet replacement for move-outs.
- Tenant Communication: Send out notices of renewal and other important tenant communications.
- Administrative Tasks: Update the rent tracker and tenant files, prepare leases, prepare and submit tax exemption forms, and maintain organized records.
- Property Inspections: Walk the properties periodically to ensure they are in good condition.
- Late Notices: Serve late notices to tenants as necessary.
- Security Deposits: Keep track of security deposit returns and ensure timely processing.
- Advertising: Advertise rental vacancies through various channels to attract potential tenants.
- Complaint Handling: Address and resolve tenant complaints in a timely and professional manner.
- On-Call Duties: Carry the company phone outside of office hours to handle urgent issues.
Qualifications:
- Proven experience in property management or a related field is preferred.
- Strong organizational and multitasking skills.
- Excellent communication and interpersonal skills.
- Ability to work independently and as part of a team.
- Attention to detail and problem-solving skills.
- Valid driver’s license and reliable transportation.
