What are the responsibilities and job description for the Assistant Maintenance Manager - Allyson Gardens position at TTG/WPM Real Estate Management?
WPM is looking for a talented individual to join our service team at Allyson Gardens in Owings Mills, MD! The Assistant Maintenance Manager will assist the Service Manager in their duties to complete daily maintenance operations for the property. They will assist the Service Manager in mentoring staff, scheduling contractors, managing work orders and resident concerns.
Essential Functions:
- Perform electrical work such as: installation of lamps, ballasts and other electrical components in various types of fixtures; repairs on fixtures, switches, outlets, and circuits
- Address plumbing issues such as: backups, toilet repairs/replacement, installation of garbage disposals, replacing smaller pipes, faucets, stems, and other plumbing items
- Performs carpentry work such as: door replacements, freeing windows, replacing or installing shelves, sanding and refinishing floors, installing siding and wood replacement sections
- Replaces broken glass, tile, carpet, screens, fixtures, appliances, and locks
- Prepares unit turns for move-ins. Assists with move-in and move-out procedures
- Maintains cleanliness, order, and safety in maintenance shop
- Assists in outdoors grounds work, when necessary, including grounds policing and snow removal
- Participates in on-call schedule for evening, weekends, and holiday coverage
- Has knowledge of painting and drywall repairs
- Acts as a professional mentor to service staff
- Assists Service Manager as requested
Required Knowledge, Skills, and Abilities:
- Demonstrated plumbing, electrical, or carpentry skills required
- Must be available on-call for emergencies on evenings, weekends, and holidays
- Valid driver’s license and vehicle required
- Able to troubleshoot minor electrical problems within various types of fixtures and equipment
- Required to work on ladders, lifts to a height up to 85’
Education and Experience:
- High School diploma or equivalent
- 3-5 years’ experience in site maintenance required
- HVAC certification preferred
