The Senior Property Accountant will work in conjunction with and under the supervision of the General Manager (GM) to provide full-scale accounting and reporting support for the property management team. The Senior Property Accountant will be responsible for ensuring the financial success of two Class A trophy properties located in NYC, one located downtown and the other in mid-town. This role requires a seasoned and proactive individual who will function as a key member of the property management team. The Senior Property Accountant will be working for an owner that is dedicated to bringing an elevated level of service and experience to tenants within a commercial office environment. The successful candidate will have a passion for providing exceptional customer service, a commitment to teamwork, and a desire to work in a dynamic and challenging environment. Responsibilities Include: Prepare annual budgets and re-forecasts – compile key assumptions and capital budget information, maintain lease level budgeting for all tenants, review and coordinate the budget input into the accounting system. Ensure all revenue and expenses are recorded properly. Prepare and distribute monthly financial reports – prepare monthly journal entries, accruals, financial statements, and bank reconciliations. Preparation of monthly variance reports in coordination with General Manager. Oversee Accounts Receivable process – prepare weekly variance reports with explanations for client review. Monitor cash receipts, review and bill tenant recurring charges and billing adjustments, variable charges, and utility charges. Manage Accounts Payable process – upload invoice for coding and approval, ensure proper audit trail is in place. Prepares and reviews financial documents pertaining to all building operations. These include but are not limited to: tenant billing processes, occupancy rates, dates of lease expirations, financial reporting for clients and ensure quarterly and annual compliance with financial documents. Report to General Manager any variances, concerns, and projections needed to sustain building operations. Review leases, leasing activity, and critical lease dates to ensure accurate billing. Prepare annual estimated operating expenses for tenant billing. Track management fees and construction management fees for Regional budgeting and re-forecasting. Maintain capital expenditure tracking schedules and prepare the funding requests to lenders and client for private equity. Prepare all annual escalations and year-end reconciliation process – CAM, percentage rent, insurance utilities, sewer/trash, real estate taxes. Assist in all audits at the property. Serve as the point of contact for tenants and client finance team. Assist the client with Ad Hoc reports. Utilize your skills to support and assist the team and provide direction on process improvements. Ability to manage responsibilities independently and lead accounting functions for the portfolio. Assists with the preparation and review of the weekly, monthly and annual reports as required. (e.g. Income & Expense, Work Orders, Accounts Receivable, Variance Analysis, Real Estate Tax payments, Property Tax fillings, etc.). Works with Client Accounting Services (CAS) to manage the accounting process fully and directs on-site bookkeeping functions and collection process. Oversees the development and revision of written accounting procedures for the office. Learning on the Fly - learns quickly when facing new problems, open to change, enjoys the challenge of unfamiliar tasks. Drive for Results – can be counted on to exceed goals successfully, bottom line oriented, pushes self and others for results. Qualifications Bachelor's degree in accounting, finance, or related field. Minimum of 5 years' experience in commercial property accounting preferred. Strong knowledge of GAAP and real estate accounting. Proficient in Microsoft Office Suite, SharePoint, Advanced Excel, Adobe Acrobat, WorkDay, Strong analytical, problem-solving, and organizational skills. Excellent communication and interpersonal skills. Ability to work independently and in a team-oriented environment. Experience with accounting software (preferably Yardi Voyager and Kardin) or similar property management accounting software. Ability to multitask, prioritize, and meet deadlines. Strong attention to detail and accuracy. CPA certification is desired but not required. Estimated compensation for this position is: 100,000.00 – 110,000.00 USD The pay range listed is a total compensation range including bonus, if applicable.
