The Building Maintenance Foreman is responsible for supervising, coordinating, and actively participating in the maintenance, repair, and upkeep of all building systems, structures, and grounds. This role involves leading a team of maintenance technicians and assistants, ensuring compliance with safety regulations, optimizing operational efficiency, and contributing to a well-maintained and safe environment.
Key Responsibilities:
- Supervision & Team Leadership:
- Lead, train, mentor, and supervise a team of maintenance technicians and assistants, assigning tasks and monitoring their performance.
- Develop and implement work schedules, ensuring efficient allocation of resources and timely completion of projects.
- Foster a positive and productive work environment, promoting teamwork and professional development.
- Maintenance & Repair Operations:
- Perform and oversee general maintenance and repair tasks across various trades, including:
- Electrical: Troubleshooting, repair, and installation of lighting, outlets, circuits, control systems, and minor electrical components.
- Plumbing: Repairing leaks, unclogging drains, maintaining fixtures, and minor pipe installations.
- HVAC: Performing routine maintenance, troubleshooting, and minor repairs on heating, ventilation, and air conditioning systems.
- Carpentry & Structural: Performing minor repairs to walls, floors, ceilings, doors, windows, and other building structures.
- Grounds Maintenance: Overseeing landscaping, snow removal, litter control, and exterior building upkeep.
- Other Systems:
- Respond promptly to maintenance requests and emergency situations.
- Inspect building systems and equipment regularly to identify potential issues and ensure proper functions. Maintain accurate records of all maintenance activities, inspections, and repairs.
- Safety & Compliance:
- Ensure strict adherence to all local, state, and federal health and safety regulations and building codes.
- Conduct regular safety inspections of work areas, tools, and equipment.
- Lead training sessions for the maintenance team, promoting a strong safety culture.
- Ensure proper use of Personal Protective Equipment (PPE) by all team members.
- Documentation & Reporting:
- Maintain detailed and accurate records of work orders, equipment history, labor hours, and material usage.

- Technical Skills:
- Proven proficiency in electrical, plumbing, and general carpentry.
- Ability to read and interpret blueprints, schematics, and technical manuals.
- Proficient in using a variety of hand and power tools safely and effectively.
- Leadership & Soft Skills:
- Strong leadership, supervisory, and team-building skills.
- Excellent problem-solving and troubleshooting abilities.
- Exceptional communication (verbal and written) and interpersonal skills.
- Strong organizational and time management skills with the ability to prioritize tasks effectively.

- Physical Requirements:
- Ability to lift and carry up to 50 pounds frequently, and occasionally more with assistance.
- Ability to stand, walk, bend, stoop, kneel, climb ladders, and work in confined spaces for extended periods.
- Comfortable working in various weather conditions and environments.

- Valid driver's license with a clean driving record.
- Ability to pass a pre-employment background check and urine drug screening
