Description

The Director of Real Estate Partnerships is responsible for managing, supporting, and advancing all facets of real estate development partnership opportunities with various community partners within King and Kittitas Counties. The Director of Real Estate Partnerships will report directly to the Chief Operating Officer, working primarily in our Renton office, with some travel throughout King and Kittitas Counties.  

Essential Functions

• Engage with community partners on complex real estate development opportunities. Offer direction and support on partnership agreements, ownership structures, financial modeling, entitlement process, design, and construction.

• Work specifically to build real estate development capacity in community partner organizations.

• Perform due diligence activities on development sites including cost and schedule analysis, land use investigation, best and highest use, feasibility, risk assessment, and design exploration.

• Recruit, vet, and engage with design consultants through all phases of entitlements, design, and permitting.

• Lead all facets of community engagement on large scale complex real estate developments to include outreach efforts, hosting public community meetings, and dialoguing with community members and stakeholders. 

• Lead contract negotiations with landowners, key partners, and consultants.

• Engage with city officials and utility providers in creation and execution of Development Agreements across multiple jurisdictions and counties.

• Actively source new development sites and partnerships for affordable housing projects in King and Kittitas Counties.

• Weigh development strategies and goals with public funding parameters.

• Regularly engage with Habitat leadership on project goals and developments.

 

Qualifications


To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.  The requirements listed below are representative of the knowledge, skill, and/or ability required.

Minimum Education and Experience

• 5 years’ experience serving as lead real estate developer on multifamily new construction projects from due diligence and feasibility through entitlements, design, and permits.

• Proven experience leading complex community engagement efforts with multiple stakeholders.

• Proficient in development agreement creation between project partners, city officials, and public funders.

• Experience with land use code, design parameters, infrastructure requirements, and construction financing.

• Proven success in contract negotiations with landowners, partners, consultants.

• Versed in condominium developments, associated risks, and ownership / sale structures. 

• High level of professionalism in all communications to internal and external staff and partners.

• Self-motivated professional able to handle significant responsibility and tight deadlines.

Certificates, Licenses and Registrations

Must be at least 18 and have a valid driver’s license with a good driving record

  • While performing the duties of this job, the employee is regularly required to use hands to handle or feel. The employee is required to talk and must be able to read. The employee is occasionally required to reach with hands and arms.
  • Specific vision abilities required by this job include close vision and ability to adjust focus.
  • Extensive keyboarding is required. Sit/work at a computer/laptop for extended periods of time.
  • Able to lift at least 30lbs pounds.

The noise level in the work environment is usually moderate consisting of usual business office sounds including but not limited to computers, printers, telephones, and light foot traffic.
