Maintenance Assistant

Position Overview:

The Maintenance Assistant works closely with the Maintenance Supervisor to monitor, identify, and communicate problems in every phase of general upkeep and maintenance of the buildings, performs routine maintenance and upkeep on the property’s common areas, including but not limited to cleaning, trash removal, painting, general hardware and general upkeep of the property and its recreational facilities for an oceanfront condominium complex in North Topsail Beach.

Responsibilities:

• Keep the common area grounds clean and free of safety hazard.
• Clean elevators: Wipe down walls, clean stainless steel, sweep and mop.
• Stairwells/Walkways: Remove cobwebs, sweep or use a power blower to remove dirt/debris from walking areas.
• Bathrooms: clean and disinfect all surfaces, sweep, mop, restock paper supplies and hand soap
• Parking Lots: Pick up trash/debris, use power blower to remove sand/dirt. Monitor parking to ensure proper parking passes are on display. Issue parking tickets to vehicles not in compliance.
• Courtyards: pick up trash and debris
• Light maintenance duties when needed
• Pools:
  • Be knowledgeable of pool rules
  • Check recreational passes (wristbands/access cards)
  • Keep the area around the pools clean and free of safety hazard
  • Monitor guests around the pool area and ensure they are following posted rules
  • Close pools: arrange chairs, store umbrellas, take down flags, empty trash, ensure all personal items are removed, notify patrons of closing time, lock up facilities.
• CPO preferred
• Any other details or duties assigned.

Qualifications:

• Professional verbal communication skills
• Ability to stand for up to eight hours a day outdoors and work in all weather conditions
• Ability to lift and move up to 50 pounds
• Must be able to climb stairs and walk on uneven surfaces on a regular basis
• Availability to work Holidays and Weekends
• Must be able to deal with guests and residents effectively and professionally
