General Statement of Duties:
To assist the Maintenance Superintendent with administrative duties; to supervise and manage employees performing on-site maintenance, repair and related work particularly in the areas of carpentry, heating cooling, electrical, mechanical, masonry, buildings and grounds, and other related fields necessary in the day-to-day operations of the county maintenance department, to perform other work as required.
Supervision Received: Work is performed under the general supervision of the Maintenance Superintendent or designee.
Supervision Exercised: Supervision is exercised over maintenance and custodial staff, and any vendors hired to assist.
Essential Duties and Responsibilities: An employee in this class may be called upon to do any or all of the following: These examples do not include all of the tasks which an employee may be expected to perform.
· Supervise, train, direct, or assist as necessary, the department employees in performing their respective job duties and assignments.
· Maintain inventory records of all tools, equipment, and materials utilized in the shop, housekeeping, buildings and grounds and other related areas as necessary.
· Assist the Maintenance Superintendent in the development and maintenance of preventative maintenance program on all tools, equipment, vehicles, buildings, and grounds relative to the department.
· Perform all departmental administrative duties in the absence of the Maintenance Superintendent.
· Manage and approve accounts payable and payroll for submittal to administration.
· Follow-up on daily work orders for proper completion by department employees.
· Review work requests in coordination with the Maintenance Superintendent and office staff.
· Respond to emergency situations concerning the facilities and functions of the department.
· Perform on-going evaluations for the training of all maintenance staff.
· Assist the Maintenance Superintendent with the development of the capital improvement plan for the county facilities.
· Perform related work as required.
Desirable Education, Experience and/or Qualifications: An employee in this class, upon appointment should have the equivalent of the following training, qualifications and/or experience.
· Graduation from an accredited high school or GED equivalent.
· Advanced training in college or trade school in several of the following areas; basic supervision/management, electrical maintenance, heating/refrigeration, plumbing, carpentry, boiler operations, masonry accounting, and/or computer skills.
· Minimum five (5) years of experience in performing buildings and grounds maintenance/repair work or related area.
· Minimum five (5) years of experience in demonstrating supervision or management experience/repair work or related area.
· Must possess a valid driver’s license.
· Computer skills are necessary to effectively utilize word processing, spreadsheet and accounting software systems and the ability to be trained on a specific software program.
· Working knowledge of navigation of the internet.
· Ability to perform all departmental job descriptions, including Custodian/General Laborer/Housekeeping and Maintenance Person classifications.
· Working knowledge of and proficiency in the utilization of tools and equipment used in the repair and maintenance of mechanical equipment, buildings, and grounds.
· Working knowledge of the operation and maintenance requirements of furnaces, boilers, ventilation systems, refrigeration equipment, and heating/cooling systems.
· Mechanical aptitude
· Skill in the operation of power equipment and tools.
· Ability to effectively direct and supervise work projects and workers.
· Ability to work effectively with other officials, employees and the general public.
· Ability to prepare and maintain accurate records.
· Ability to operate computerize energy management systems.
· Ability to perform basic account activities
Working Conditions and Physical Abilities:
· Must be able to work indoors and in all types of outdoor weather.
· Must be in good physical health and with the ability to lift, balance, and transport 60 pounds.
· Must be able to see and notice the needs of others.
· Mobility, including the ability to climb ladders, bend or crawl into awkward spaces.
· Hear sounds and recognize the difference between them.
· Use fingers to grasp, move or assemble very small objects.
· Coordinator movement of several parts of the body, such as arms and legs, while the body is moving.
