Job Description:
The Project Maintenance Coordinator, under the direct supervision of the Assistant Director and Director of Facilities & Maintenance is responsible for performing general repairs to On Your Mark locations, equipment inspection, and routine maintenance (ie: weekly, monthly, quarterly, semi-annually, and/or annually, as identified). Maintenance personnel are assigned a variety of tasks both expected and unexpected based on submitted work orders, current business needs, and emergency situations.
Responsibilities include:
- Carry out the mission, philosophy, and valued outcomes of On Your Mark, Inc.
- Ensure that locations are compliant with all OPWDD regulations and On Your Mark policies and procedures.
- Inspects equipment and systems to identify problems or issues:
- Monthly fire extinguisher inspections
- Monthly emergency light inspections
- Monthly smoke head inspections
- Conducts preventive maintenance to ensure that plumbing, electrical, and heating, ventilation, and air conditioning (HVAC) systems continue operating properly:
- Quarterly filter changes
- Quarterly dryer inspection and cleaning
- Maintains inventory of cleaning and maintenance supplies, tools, and equipment.
- Maintains files of warranties, records, licenses, inspections, service agreements, and contracts for various pieces of equipment.
- Maintains the inventory, storage, and distribution of equipment.
- Basic understanding of, or ability to, quickly learn the equipment and facilities to be maintained.
- Ability to maintain basic records and warranties.
- Ability to understand written directions in manuals and on manufacturer websites.
- Coordinate and direct all snow removal operation for all On Your Mark related properties
- Performs general plumbing, electrical, and HVAC repairs to the facilities equipment and systems.
- Ensure any repairs needed to locations, appliances, and furniture as well as agency vehicles are completed in a timely and effective manner.
- Conduct physical plant checks to ensure safety, functionality and cleanliness of sites.
- Performs spot checks on equipment to ensure proper working condition; services tools and equipment as needed and returns damaged items for repair or replacement.
- Coordinate with all programs as required and communicate effectively with Administration and On Your Mark staff.
- Rotating on-call 24/7 during designated times due to, but not limited to:
- Inclement weather, including, but not limited to: snowstorms, hurricanes, and heavy rain due to adverse weather conditions.
- Maintain on-going communication with Supervisors, On Your Mark Departments, Vendors, Technicians & Community Members.
- Maintains compliance with all applicable safety practices, environmental regulations, and establishment policies.
- Consults blueprints or building plans to identify best solution to resolve systems or equipment issues.
- Coordinates with outside contractors when repairs require specialized training.
- Obtain and maintain all trainings and/or certifications necessary to fulfill responsibilities and as assigned.
- Monthly onsite maintenance checks and repairs at Camp Chill-Away in Roscoe, NY.
- Perform other duties as assigned.
Qualifications and Reports to:
Physical Requirements:
- Prolonged periods standing and walking and frequently pulling, pushing, and bending.
- Must be able to endure long hours of continuous work.
- Physical effort required by the job includes standing, stooping, pulling, pushing, and lifting up to 50 pounds.
- Must be able to access and navigate all areas of the facilities.
- Must be able to access and have working knowledge of all parts of the company equipment.
- Must be physically able to climb ladders, bend, and crawl into awkward spaces.
Qualifications:
- High School Diploma/GED.
- Experience working with intellectually and/or developmentally disabled persons preferred.
- Good communication skills.
- Valid driver’s license.
- Detail-oriented and thorough.
- Ability to perform consistent work to the highest of standards.
- Must know how to use common housecleaning implements such as mops, floor waxes, and scouring pads to keep areas clean and well serviced.
- Must know how to care for equipment, how to measure cleaning solutions, and to be alert to hazards.
- Thorough knowledge of general plumbing, electrical, and HVAC repair.
- Ability to read blueprints, building plans, and repair manuals.
- Ability to use hand tools and power tools.
- Ability to follow instructions.
- Excellent time management skills.
- Strong analytical and problem-solving skills.
- Willing and able to work flexible work schedule, including evenings, weekends, and holidays as necessary and as assigned – on call.
- Knowledge of and willingness to use Microsoft Office.
