Position Summary

The Community Manager is responsible for overseeing the day-to-day operations of a residential property or community. This role requires a dynamic leader who can manage staff, maintain high occupancy rates, ensure resident/tenant satisfaction, and optimize property performance.


Key Responsibilities

●       Oversee all aspects of property operations, including leasing, maintenance, and resident services

●       Develop and implement strategies to maximize occupancy and rental income

●       Participate in the vendor selection and bidding process, ensuring cost-effective and high-quality service agreements for all maintenance operations

●       Negotiate and manage service contracts with vendors and service providers, ensuring compliance with company standards, cost control, and quality of service

●       Manage and mentor on-site staff, including leasing professionals and maintenance team

●       Prepare and manage property budgets, including income and expense tracking

●       Ensure compliance with all relevant laws, regulations, and company policies

●       Maintain excellent relationships with residents and handle escalated issues or complaints

●       Coordinate with vendors and contractors for property maintenance and improvements

●       Analyze property performance metrics and implement strategies for improvement


●       Conduct regular property inspections and maintain high standards of appearance and safety

●       Collaborate with corporate teams on marketing initiatives and capital improvement projects


Qualifications

●       Bachelor's degree in Business Administration, Property Management, or related field preferred

●       Minimum 5 years of experience in property management, with at least 2 years in a managerial role

●       Proven track record of successful property operations and financial performance

●       Strong leadership and team management skills

●       Excellent communication and interpersonal abilities

●       Proficiency in property management software and Microsoft Office suite

●       Knowledge of local landlord-tenant laws and fair housing regulations

●       Real estate license and/or industry certifications (e.g., CPM, ARM) preferred
