Job Description Summary Organization's Summary Statement: Under the direction of the Program Manager of Facilities and Maintenance for the Wye Research and Education Center, assist in maintaining approximately 25 buildings including minor and upgrades to electrical, plumbing, building structure, and grounds. Monitor and complete minor maintenance to HVAC systems including heat pumps, air handlers, air compressors, boilers, vacuum pumps, pneumatic controls, sewage pumps and emergency generators is performed. Additionally, this program is responsible for approximately 50 acres of grounds maintenance including grass mowing, herbicide applications, snow removal, tree pruning, vine removal, planting, and reseeding. Primary Duties: Assist the Facilities Manager in maintaining daily operations and ensuring the proper function of building systems. Responsible for troubleshooting and performing minor repairs on a variety of HVAC equipment, including but not limited to heat pumps, air handlers, boilers, chillers, air compressors, control compressors, vacuum pumps, and unit heaters. Perform a wide range of maintenance tasks to support the upkeep and functionality of facilities. Responsibilities include carpentry modifications to both interior and exterior structures, electrical and plumbing repairs, and painting of indoor and outdoor surfaces (including power washing). Assist with moving furniture, cleaning up after maintenance or construction projects, and providing support for research staff as needed by the maintenance department. Assist in groundskeeping activities to maintain a clean, safe, and functional outdoor environment. Duties include mowing lawns, pruning trees and shrubs, removing unwanted vegetation (trees, vines, shrubs), applying herbicides, and seasonal tasks such as leaf collection and snow removal from roads, parking lots, and sidewalks. Additional responsibilities include minor road repairs and scraping, grass reseeding, and planting trees and shrubs. Interact with vendors, faculty and staff. Perform purchasing duties in compliance with UMD policies, including the appropriate use and reconciliation of a Purchasing Card (PCard). Physical Demands: Position will require the ability to work in, on, around, over and under fixed equipment and machinery; to work from ladders and scaffolding; to manipulate heavy equipment, tools, and supplies and/or exert force up to 70 lbs.; to concurrently manipulate multiple controls on machinery and equipment; to work in hazardous or irritating environments, confined spaces, and adverse weather or temperature conditions; to wear and work in personal protective equipment. Available for on-call emergency after hours, weekends, and holidays may be required. Minimum Qualifications EDUCATION: EXPERIENCE: Four years progressively responsible experience in the trade(s) where assigned to include at least one year in a lead or supervisory capacity. In a Non-Supervisory/Leader position, 5 years of experience is required. OTHER: REQUIRED KNOWLEDGE/SKILLS/ABILITIES: Comprehensive knowledge of and skill in the methods and techniques of the trade(s) where assigned; of the OSHA regulations related to the trade(s) area. Thorough knowledge of and skill in the practical application of electronics, hydraulics, and mechanics as used in maintenance work; of basic mathematics including area, volume, weights and the practical application of fractions, percentages, ratios and proportions; of the care and storage of equipment and supplies used in the area where assigned. General knowledge of the principles of supervision in the maintenance trades. Skill in the use and maintenance of the tools and equipment of the trade(s) where assigned. Ability to read, interpret, and work from blueprints, schematics, drawings, and specifications; to communicate effectively both orally and in writing; to lead and train skilled and unskilled employees in assigned trade(s) work; to prepare summaries and reports; to work in, on, around, over and under fixed equipment and machinery; to work from ladders and scaffolding; to manipulate heavy equipment, tools, and supplies and/or exert force up to 70 lbs.; to concurrently manipulate multiple controls on machinery and equipment; to work in hazardous or irritating environments, confined spaces, and adverse weather or temperature conditions; to wear and work in personal protective equipment. OTHER: Except for qualifications established by law, additional related experience and formal education in which one has gained the knowledge, skills, and abilities required for full performance of the work of the job class may be substituted for the education or experience requirement on a year-for-year basis with 30 college credits being equivalent to one year of experience. Additional Job Details Preferred Qualifications: An extensive knowledge of HVAC systems, carpentry skills to perform routine interior and exterior building maintenance and renovations. Familiar with operation of large equipment (e.g. backhoe, tractors, aerial lift, mowers, and all types of power tools). Competent in computer usage.
