RESPONSIBILITIES : Management of Tenant related predevelopment, design and construction activities with the following defined job responsibilities :
LEASE ADMINISTRATION. SHOPS, MAJORS AND PADS :
- Abstract leases and track critical dates and Landlord delivery obligations.
- Schedule and distribute Official Notices (Delivery, Turnover, Default, etc.).
- Process Tenant Allowances and distribute Closeout Documents.
- Facilitate Pre-Construction Meetings with Tenant.
- Distribute Landlord shell and site plans for Tenants' use in designs.
- Negotiate Tenant Approval Packages (elevations, building and site layout, hardscape / landscape, etc.) (Anchors / Majors / Shops / Pads).
- Coordination / distribution of Tenant / Pad prototype plans.
- Coordinate Landlord approval of Tenants' Contract Documents in accordance with project Design Guidelines.
- Liaison to Tenants' Design / Planning counterparts (Anchors / Majors / Shops / Pads).
PLANNING / CONSTRUCTION ADMINISTRATION. SHOPS, MAJORS AND PADS :
- Facilitate Pad turnovers.
- Facilitate Pre-Construction Meetings with Tenants and property management.
- Address any field coordination issues.
- Monitor Tenant Construction activity.
- Facilitate Turnover walk-thrus and monitor Punch List completion.
- Monitor Tenant Construction activity.
- Monitor the timely receipt and completeness of offsite utility permits, onsite utility permits, building utility service permits, Tenant Improvement utility permits, etc.
to facilitate construction continuity and maintain project schedules.
- Coordinate with the municipalities and utilities with regard to their respective inspection processes and subsequent occupancy requirements.
- Monitor the Permit Process and utilities Design Consultants throughout the building permit approval process.
- Coordinate with the municipalities and utilities with regard to their respective inspection processes and subsequent occupancy requirements.
SIGNAGE ADMINISTRATION :
- Process Landlord approval of Tenant signage (Anchors / Reverse Build Majors / Shops / Pads).
- Coordinate and maintain Site Signage Programs.
